Yes. Whether you're searching for a family home in Jerusalem, an investment in Tel Aviv, or a turnkey rental in Herzliya, we guide you through every step, from initial consultation to closing day and beyond. Our team speaks English and Hebrew (Elia also speaks French), and several of us made Aliyah ourselves.
Choose your agent before you start calling numbers, and tell him he is your agent. When you see an ad, send it to him. Do not call the number. In Israel the agent who gave you the information is the one who earned the fee, and the courts have enforced it, sometimes at double.
Sellers measure your offer against what they believe the apartment is worth, not their asking price, and in Jerusalem they usually know what the apartment upstairs sold for. Take an apartment listed at NIS 3.3 million where similar units sold for around NIS 3.1 million: at NIS 2.9 or 3 million, you'll most likely get a counter. At NIS 2.5 or 2.6 million, expect silence.
It depends on the buyer. The loan is real, but its cost is built into the apartment price, and the loan is in your name. These programs can help buyers get into a project and delay a large portion of payments, but they don't make the apartment a better deal.
Yes. Access to exclusive and off-market opportunities is part of how we work, and some of the best-priced new projects in Israel move through agents before public sales open, like the Sadot, Abu Ghosh pre-sale with early pricing.
Yes. Abe Truitt runs our 3D scanning and also scans properties for owners and agents outside our own portfolio. A scan is closer to a floor plan: a reference document that buyers open most after the decision rather than before it.
